Green Mosque Land at Banjara Hills to be acquired for Road Widening


Motorists can expect a smooth ride on Road Number 2, Banjara Hills, as a major bottleneck near the Green Mosque will be removed soon. With the chief minister giving the nod, civic officials are preparing notices to acquire a portion of the mosque land for widening the road. 

After several futile attempts to take over a portion of the Green Mosque land for expansion of the road, Greater Hyderabad Municipal Corporation (GHMC) officials will invoke the Land Acquisition Act and acquire 749 square yards of the 2,000 square yard (1,360 sq metres) mosque property. 

Official sources said notices have been prepared by the GHMC's town planning wing and would be served on the mosque committee in a week's time. If the acquisition is completed, the mosque might lose about 749 sq yards, but it would provide a major relief to lakhs of road-users. 

Unlike other private property owners, the mosque committee will not get any compensation for the land it might be losing as the place of worship came up on government land.

Sky Lounge Project by Meenakshi Constructions in Hitec City is illegal - Govt.


A private residential complex standing tall in Madhapur has been built on government land flouting all norms and will be taken over by the government in the next few days, senior officials of the revenue department said. 

The much-advertised "Sky Lounge " has drawn hundreds of potential buyers looking for plush apartments in three specially designed 18-storeyed towers spread over 9 acres of prime land. 

But authorities said that survey numbers 50 and 51 of Khanamet village in Madhapur, where the towers have come up, belong to the government and the construction firm has not been able to furnish any document to prove its ownership, the officials said. 


On Friday, government staff went and put up a board cautioning that the construction was illegal and the towers have been built up on government land. "We have been investigating this matter since the past four months and it is now proved that the construction took place on government land," said B Rajesham, deputy collector and tehsildar, Serilingampally mandal, Rangareddy district. 

Located very close to the Hi-tec City, the Rs 500 crore-valued "Sky Lounge" consists of 432 flats, of which 10% are occupied and more than 50% have been sold off for undisclosed amounts. Each flat was sold for at least Rs 4,500 per square feet and some for more, an official said. 

With an array of luxury features, including a clubhouse, swimming pool and landscaped garden, politicians, actors and even senior government officials, are learnt to have booked apartments in these towers. 

Authorities said the construction firm, Meenakshi Constructions, failed to prove its ownership of the land. "There have been at least five hearings prior to this order being passed and on all these occasions representatives of Meenakshi Constructions could not prove that it was their land. We have already put up a notice board inside the enclave and we will soon take possession of the property," Rajesham said. 

However, he was unsure what would happen to the fate of the occupants, once the government seals the complex. 

Private developers taking over government land for constructing flats is not uncommon and government too, whenever it comes across such cases, has demolished illegal structures. 

''GHMC officials colluded with builders'' 

But in most cases, developers, after long-drawn legal wrangles, have won courtroom battles, and have managed to use their influence to get them regularised. 

An RTI activist, who was responsible for blowing the lid, called for action against erring officials who had given necessary permission for the construction. "The construction of these buildings started in 2006, but I got to know in 2010 from locals that this project could be illegal." said Challa Shobhan, an activist from Serilingampally. "For the next three years I procured various documents from municipal and revenue departments, which proved that this land belonged to the government and not Meenakshi Constructions. I immediately lodged a complaint with the revenue officials a few months back," he said. 

"The GHMC officials have colluded with builders and this is the reason why they gave permission for these high-rise residential structures". 

When contacted, K S Rao, chairman of the Meenakshi group said they were in possession of the "original land documents which proves they are the owners".

Women can learn to fend off trouble-makers during the summer holidays.The GHMC will teach self-defence techniques to girls at 120 centres this summer.

Addressing a gathering after inaugurating the central zone summer coaching camps at Chaderghat here Thursday, Mayor M Majid Hussain said keeping in view the recent violence against women, the GHMC had decided to teach self-defence techniques to girls.

The GHMC is committed to start training centres in colonies where women interested in the techniques can put forward their proposals through their Residential Welfare Associations.They can decide the time and venue. A female coach will be provided, on request. There is no dearth of women coaches in karate said Santosh Malthumkar, a black belt in Taekwondo who offers training by female coaches at women’s colleges.


Mayor Hussain said coaching camps would be organised in colonies from May 1. For this, colony associations can approach GHMC additional commissioner Anuradha on 9949994035 or e-mail her on ac_sports@gmail.com or apply at her office in third floor of the GHMC main building near Tank Bund. GHMC: Financial assistance for building Rain Water Harvesting Structures


GHMC, which has made it compulsory for all constructions coming up in 300 sq.mts plots to have rain water harvesting structures in recent times, has also offered to take them up in apartment complexes and even individual houses through the respective associations, bearing 70 per cent of the cost, said Commissioner M.T. Krishna Babu on Wednesday.

The municipal corporation was also utilizing the services of Hyderabad Central University (HCU) students to sensitize the local population to take up the structures and 24 colonies in its environs have already taken them up. Similarly, all the engineering colleges in the city outskirts have been urged to involve their civil engineering students in the exercise.

GHMC to go after 5 Lac Property Tax Defaulters


After collecting a record property tax collection of more than Rs.750 crore in the last financial year 2012-2013 ending 31 Mar 2013, the GHMC has announced its intent to go after the chronic defaulters of about five lakh property owners. At the same time, the top brass also promised to ‘incentivise’ early tax payers.

A rebate of five per cent property tax was to be given to citizens paying the entire year amount before April 30 as per the proposed changes to the GHMC Act by the Municipal Administration & Urban Development Department.


Officials clueless about Five Percent Rebate to Early Property Tax Payers

But, with less than 10 days left for the month to end, municipal officials have no clue about the status of the incentive or even whether the changes to the Act have been made or not.

Earlier, it was announced that the amendments to the Act would be passed during the ongoing budget session of the Legislative Assembly.


Citizens ask for Clarity

However, the officials are not willing go on record and want to wait till Commissioner M.T. Krishna Babu returns from his China trip. In the meantime, citizens have been calling up newspaper offices enquiring about the tax incentive.

“We read about the five per cent rebate for early tax payers. Is it on?” wondered Herman Papali.

A time limit of 90 days from the commencement of half year for payment of property tax without levying a simple interest and 100 per cent tax penalty on unauthorised constructions are also among the proposed changes.

In case the new residence is in the same constituency please fill Form 8A otherwise form 6 and submit to the ERO (SDM) or the AERO (MRO) of the area of your new residence.

I have shifted my residence recently. I have Photo ID Card with the old address. Can I get new I Card for the present address?

First of all please ensure that you have enrolled yourself in the Electoral Roll of the concerned AC, where you are now residing following the procedure given in ans no.1. Subsequently, changes will be made in the existing Identity Card by pasting the new address on the back side of the card.

  • Declaration forms duly signed by owner and attested by Gazetted Officer
  • Licence copy of architect / engineer
  • Town Survey record from MRO
  • Previous Sanctioned Plan
  • ULC clearance for above 1000 sq m
  • ULC affidavit (below 1000 sq m)
  • Ownership documents (two sets attested by Gazetted Officer)

There has been a New Notification from Government of Telangana as on November 2015 where in they are giving opportunity for buildings to go Legit which were build on Jan 1, 1985 and Oct 28, 2015.

You can make payment of GHMC Property Tax online. Check complete procedure here.

In order to make payment of GHMC Property Tax Online, you need to first be ready with the following details:

1. Your GHMC Circle, Visit GHMC Circles to learn about your Circle.

2. You need to know about your Old or New Property Tax Identification Number or PTIN Number. 
3. You can learn about your GHMC Circle and PTIN Number from the Property Tax Notice for payment.
4. Once you know about your circle, you can contact your GHMC Circle Property Tax Inspector for any clarification. To know about your Property Tax Circle Inspector Click Here.

Once you have gathered the details about your Property, then go to the following site. http://www.ghmc.gov.in/tax/taxdueshome_citrus.asp



1. Select your GHMC Circle and Enter your Property Tax Identification Number or PTIN Number in the box as shown below:







2. Once you have entered the details, click submit. Next page shows you details of your Arrear Tax, GHMC Current Tax as shown below.







3. You can make GHMC property tax payment through Credit Card or Debit Card or Netbanking. Select the correct option and click submit for Online Payment of GHMC Property Tax..

GHMC is granting permissions for construction of group housing/apartments and commercial complex as per the building rules stipulated in G.O.Ms.No.541 MA, dt:7.11.2000 and G.O.Ms.NO. 86,M.A., Dated 03.03.2006, G.O Ms. No. 301, Dated 11.04.2008. 

  
 GHMC is also insisting that every complex builder / owner has to exhibit the approved plan with details showing elevation and section etc. for the General public who are going to purchase the flats/shops/office units etc. in the said complexes. 

   Inspite of taking several precautions by GHMC, the owner / builders are violating their own undertakings resulting in several complaints from the public and also from the neighbours where the construction is under progress.
The majority of public are not aware about these procedures and or unknowingly and ultimately approaching GHMC for redressal of their grievances after entering into purchase agreement with the builders. At this stage GHMC could not take any action except taking actin on the deviations made.

In view of the above and in the interest of the general public it is decided to place the approved plans in the web-site with the full details of the respective complexes for the benifit of the public; so as to enable the public to know the actual permission granted before entering into the purchase agreement with builder.
Under the above facilities, citizens are provided with easy access to details of permissions granted by GHMC under various categories of buildings, such as Appts/Group housing/Multi-Storied/commercial Complexes.
